All construction site risks insurance (CAR)

Construction and renovation projects always involve risks. During the works, damage can occur to the building under construction, materials, or installations. An unexpected incident can also lead to delays and additional costs.

With an All Construction Site Risks insurance, you protect your construction or renovation project against damage during the execution of the works. At Van Dessel, we make sure that all parties involved (client, contractors, and architects) are properly insured throughout the entire construction process.

What is an All Construction Site Risks Insurance?

A All Construction Site Risks Insurance is a policy that covers damage to a construction project during the execution of the works. This insurance protects both the building under construction and the materials and installations used against unexpected damage. It can also cover liability to third parties if the works cause damage to, for example, a neighboring property or other possessions.

The All Construction Site Risks Insurance is often taken out for the entire duration of a construction or renovation project and can insure various parties involved in the same project.

What are the benefits?

Covers damage to the construction project during the works, for example due to an accident or mistake

during execution.

Covers damage to materials, installations, and structures on the construction site.

Covers damage to third parties, such as damage to surrounding buildings.

Covers unexpected risks during construction or renovation work, limiting the financial consequences.

Who is this insurance for?

An All Construction Site Risks Insuranceis intended for anyone involved in a construction or renovation project.

Typical insured parties are:

  • Building owners or clients who are having a house or building constructed or renovated
  • Contractors and subcontractors performing work on the site
  • Project developers carrying out construction projects
  • Architects and engineering firms involved in the project

Often, a single All Construction Site Risks Insurance is taken out to protect all parties involved on the construction site.

What is covered and what is not?

What is covered?

  • Damage to a building under construction or undergoing renovation
  • Damage to materials and installations on the building site
  • Damage caused by fire, storm, explosion or vandalism
  • Damage caused by errors during the execution of the works
  • Damage to third parties caused by the building site
  • Additional costs, such as clean-up or repair costs, can often be reimbursed as well

What is not insured?

  • Intentional damage
  • Normal wear and tear or poor maintenance
  • Damage resulting from design faults (unless covered by additional insurance)

How much does this insurance cost?

The premium for a CAR insurance depends on several factors, including:

  • The total value of the construction project
  • The type of work (new construction, renovation, infrastructure…)
  • The duration of the construction site
  • The nature of the building and the techniques used
  • The number of parties and contractors involved

Because every construction project is unique, the insurance is specifically tailored to the project.
